Flagship International Retail- Sustainability & LEED for a Fortune 500

A project by Ayse

Location: Madrid (Spain), Milton Keynes & Cambridge (UK), Geneva (Switzerland), Riyadh (Saudi Arabia), Pune / Bangalore / Noida (India)
Certification: LEED v4 BD+C – Retail (Platinum on completed stores; Gold targets on active stores)
Role: Lead Sustainability Consultant — LEED delivery, Life Cycle Assessment, client criteria integration
Status: Multiple stores completed (LEED Platinum delivered); additional stores in active delivery

What was delivered

Multi-year sustainability engagement across the client’s EMEIA retail programme, operating against the client’s internal global environmental framework (a proprietary vintage-based compliance system) layered on top of LEED v4 Retail requirements. Delivery coordinated with international design teams, including Foster + Partners and specialist engineering consultants across three time zones.

  • LEED scorecard development, credit coordination, and submission management across multiple parallel store projects
  • Whole-building Life Cycle Assessment using One Click LCA — material and assembly-level modeling, embodied carbon optimization, and material specification guidance
  • Coordination of the client’s internal sustainability criteria (material health, circularity, vintage compliance) with LEED v4 Retail requirements
  • Daylight modeling review (sDA / ASE), energy modeling QA against ASHRAE 90.1, IAQ compliance verification, and acoustic performance review
  • Workshops and alignment sessions with local architectural, engineering, and contractor teams — onboarding region-specific partners to the client’s sustainability framework and LEED documentation standards
  • Quarterly sustainability progress reporting aligned with the client’s internal review cadence – tracking credit status, embodied carbon, energy, water, material health, and daylight performance
  • Resolution of GBCI reviewer comments and submission revision management
  • Construction-phase materials submittal review, low-emitting materials verification, and IAQ Management Plan oversight

Outcome:

Multiple flagship stores achieved LEED Platinum certification, setting a benchmark for the client’s European retail portfolio with exemplary performance in energy efficiency, material transparency, and indoor environmental quality.
